Modelo 720 is Spain’s annual declaration of overseas assets. If you are a Spanish tax resident and hold foreign bank accounts, securities, or real estate with a combined value exceeding €50,000 per category, you must file it before 31 March. The penalties for non-filing used to be draconian; they were partially reformed by the EU Court of Justice but compliance is still essential. We review your situation and file it correctly.
The «Beckham Law» (formally Régimen Especial de Impatriados) lets qualifying employees and self-employed workers who move to Spain pay a flat 24% tax on their Spanish income (up to €600,000) instead of the progressive rates that can reach 47%. To qualify you must not have been a Spanish tax resident in the previous 5 years, and you must have moved to Spain due to work. The application window is just 6 months from registering with Social Security — act fast.
As a non-resident property owner you must file an IRNR return each year. Even if the property sits empty, Spain imposes a deemed rental income (1.1–2% of the cadastral value) taxed at 24% (19% for EU/EEA residents).
